We will see what an energy certificate means, why we need it and how it helps us.
Meaning of energy certificate
As it denotes the name, it is actually a more technical document that has the purpose of attesting certain competencies, in our case, attesting to the energy performance of the building in question. Moreover, there is also a certain energy class in which a building is framed. This is the most important part because, depending on the energy classes, you will know for sure whether the building or the dwelling has a high or low capacity to save.
You are certainly familiar with the energy classes, as they appear on home appliances, especially on refrigerators I have noticed or washing machines. Because you are visually more familiar, they are printed in the following form:
As you can see, the energy classes are from A (being the best and most desirable energy class) at G (something you do not want because of the risks it involves). Class A is based on a consumption of less than 125 kWh / m² / year. Do not be frightened yet because this would be the optimal energy to ensure ideal conditions for warm water, lighting, or temperature. In reality, unfortunately, very few buildings fall into this class. At the same time, we notice a discrepancy in the other part, in the energy class G, because it implies a consumption of over 820 kWh / m2 / year. If we were to think about a statistic, in Romania, most buildings fall into energy class C or D.
On what criteria are energy classes determined?
Following a research of the building or home in question, it is attempted to gather more information to help determine the building's classification in an energy class. For these things, the following are mainly considered:
Heating system performance
The performance of the ventilation system
Status of heating columns
The state of the basement
Thickness of the walls
Type of masonry
Type of roof
Location of the building
Thermal insulation
Exposure to the sun and the influence of neighboring buildings
Adding, depending on the type of building and other things deemed necessary by the experts on site, will help to perform the inspection necessary to determine the energy class of the building. It is very important to bear in mind that, if a class E, F or G class occurs, urgent action is taken to remedy them.
Why do we need an energy certificate for real estate
You may wonder why it would be necessary in the case of buildings because it makes perfect sense in terms of appliances. The better the energy class for the refrigerator, the less you save it, and normally we all want it. This rule also applies to buildings.
In addition, an important aspect is that it is mandatory. According to the laws in this respect, Law no. 372/2005 republished, 159/2013, amending and supplementing Law no. 372/2005, Ordinance no. 13/2016 of the Government of Romania for amending and completing the Law no. 372/2005 regarding the energy performance of buildings, plus other directions, it is mandatory to legally go through some stages.
